Where can I find study materials for the real estate examinations EAQE and SQE?

As we have previously introduced, the Hong Kong real estate agency license is mainly divided into two types: the major license “Estate Agent (Individual) License” and the minor license “Salesperson License”. Holders of the “Estate Agent (Individual) License” can engage in real estate agency business or work as a licensed real estate agent’s salesperson.

Holders of the “Salesperson License” can only work as a licensed real estate agent’s salesperson.

If you plan to enter the Hong Kong real estate agency industry, or have already registered and are preparing to take the license examination, do not assume that it can be easily passed. The average pass rate for both licenses is actually less than 40%.

The following are the details of the Hong Kong Real Estate Qualification Examinations for 2021-2023:

Real estate qualification examination format and pass score requirements

Corresponding to the “Estate Agent (Individual) License” and “Salesperson License”, the real estate qualification examination is divided into the Estate Agent Qualifying Examination (EAQE) and the Salesperson Qualifying Examination (SQE), both of which have 50 multiple-choice questions:

Estate Agent Qualifying Examination (EAQE) only has a written test:

The examination is divided into two parts:

Part 1: 30 questions (60 points, to pass, at least 18 questions/36 points must be answered correctly)

Part 2: Case analysis 20 questions (40 points, to pass, at least 12 questions/24 points must be answered correctly)

Examination time: 3 hours

Examination fee: $900

The passing score is 60%*. Candidates must obtain a passing score in both Part 1 and Part 2 of the examination to obtain a passing score for the Estate Agent Qualifying Examination. Therefore, candidates taking the Estate Agent Qualifying Examination must obtain at least 36 points and 24 points respectively in Part 1 and Part 2 to obtain a passing score.

The Salesperson Qualifying Examination (SQE) offers the option of a written test or a computer-based test:

The examination is divided into two parts:

Part 1: 40 questions (80 points, to pass, at least 24 questions/48 points must be answered correctly)

Part 2: Case analysis 10 questions (20 points, to pass, at least 6 questions/12 points must be answered correctly)

Examination time: 2.5 hours

Examination fee: $650

The passing score is 60%*. Candidates must obtain a passing score in both Part 1 and Part 2 of the examination to obtain a passing score for the Salesperson Qualifying Examination. Therefore, candidates taking the Salesperson Qualifying Examination must obtain at least 48 points and 12 points respectively in Part 1 and Part 2 to obtain a passing score.

Scope of the Real Estate Qualification Examination

Although both the major license EAQE and the minor license SQE of the real estate qualification examination are held by the Vocational Training Council PEAK, the council does not provide any relevant study materials, and the Estate Agents Authority (EAA) does not publish any study materials for the real estate qualification examination.

All eight chapters of the “Study Guide to Estate Agency Law and Practice” are within the scope of the Estate Agent Qualifying Examination, while Chapters 1 to 5 and Chapter 7 are within the scope of the Salesperson Qualifying Examination.

Students preparing for the major license examination EAQE need to study all chapters of the “Study Guide to Estate Agency Law and Practice,” while students preparing for the minor license examination SQE do not need to download and study Chapter 6 and Chapter 8.

As there is no clear guideline for the scope of the real estate qualification examination, there is no specific data defining the percentage of study materials that will appear on the examination. However, based on our experience, the “Study Guide to Estate Agency Law and Practice” accounts for approximately 80% of the examination content. When are the results of the Hong Kong Real Estate Qualification Examination released?

The result notification letter will be sent to candidates by the VTC PEAK Examination Centre 14 working days after the written test or 7 working days after the computer-based test.

At the same time, the VTC PEAK Examination Centre will provide an online examination result enquiry service on their website (www.vtc.edu.hk/cpdc) 14 working days after the written test or 7 working days after the computer-based test, for candidates who have not expressed their disagreement with publishing their results online.
