First of all, to apply for a real estate intermediary license, you need to meet the “Fit and Proper” Guidelines issued by the Estate Agent Authority, such as passing EAQE or SQE.
Secondly, The financial status of the applicant will also be reviewed, and the applicant cannot be under bankruptcy status or enter into a debt restructuring or repayment agreement with his creditors within the past five years.
Thirdly, The applicant’s integrity and reliability will also be considered, such as the authenticity of the submitted information, any histories of the candidate being disqualified for being company’s director due to violation of the Estate Agents Ordinance.
Fourthly, some people may wonder if the staff of the Estate Agent Authority does not know you; how do they evaluate your character? In fact, the staff of the Estate Agent Authority will also explore your past criminal records, conviction records of fraud, or other dishonest acts, such as theft, handling stolen goods, using false documents, leaving without payment, etc.
Fifthly, Applicants who wish to become a licensee must have a minimum academic qualification equivalent to or higher than Hong Kong’s secondary school form five level, which means as long as a candidate graduated Form Five (second year of high school in Hong Kong) – regardless of whether a candidate obtained a passing grades in the HKDSE or HKCEE or not, students who complete the form five school level are deemed having a qualification equivalent to Form Five.
Sixthly, Applicants must be at least 18 years old.

How to apply for a license?
After satisfying the requirements of the Competency Guidelines, you need to negotiate with the Estate Agent Authority about the license application. As for what documents need to be submitted, they approximately include: academic certificates and score notifications. After submitting these documents, the Estate Agent Authority will contact the relevant agencies, such as your alma mater, the police, etc., to collect validating information. You may also need to answer questions raised by the Estate Agent Authority.
